714 Market Street - Mechanical System Summary

Indoor Air Quality (IAQ):

Dedicated Outdoor Air System (DOAS)

  • Outside Air - 100% conditioned outdoor air for direct ventilation to each space
  • Provides approx. 0.15 CFM/SF of outdoor air throughout tenant space
  • Exceeds ASHRAE ventilations requirements by approx. 50%
  • Air intake is protected and physically separated by potential sources of contamination.
  • MERV 8 pre-filters and MERV 13 final-filters are monitored and replaced at least four times annually.
  • Outdoor air from unit is ducted directly to each tenant space.
  • NEBB-certified balancing of outdoor air ensures adequate ventilation rates.
  • Building-wide outdoor air system and distribution exceeds requirements in ASHRAE 62.1 (Ventilation for Acceptable Indoor Air Quality).


Cooling Towers - Ongoing water treatment for biological control.

  • Operated seasonally with the chemistry and microbiology managed by Guardian CSC through regularly scheduled technical service site visits.
  • Automated equipment systems are installed for bleed management, and the application of a scale and corrosion inhibitor and two biocides.
  • Microbiological control program is consistent with ASHRAE Standard 188 for the management of Legionellosis in cooling towers and includes periodic Legionella screening by an independent CDC Certified Lab


Preventative Maintenance - Ongoing Preventative Maintenance contracts are in place for all major systems.


COVID-19 - Building is operated in accordance with ASHRAE recommendations for mitigation of airborne transmission of COVID-19.


Building Automation System (BAS):

  • Equipped with a state-of-the-art Building Automation System (BAS) which monitors all base building and tenant mechanical systems, provide real-time 24/7 performance monitoring, graphics, and notifications.
  • Operated and maintained by in-house professional staff, consultants, and contractors
  • Includes Real Property Solutions, Paradigm Consulting Engineers, Tracey Mechanical, Guardian CSC, Energy Transfer Solutions, and Trane
  • Ensures 24/7 operation of all critical building systems. 


Energy Efficiency:

Codes & Standards - All building systems exceed efficiency requirements outlined in ASHRAE 90.1 (Energy Standard for Buildings) and IECC (International Energy Conservation Code).


Dedicated Outdoor Air System (DOAS):

  • Energy Recovery Wheel - Contains a high-efficiency energy recovery wheel, which extracts energy from exhaust/relief airstream.
  • Fans/Compressors - Variable speed fans and modulating compressors.
  • Dehumidification - modulating hot-gas reheat which allows for precise control of moisture content in outdoor air provided to each zone.
  • Natural Gas Furnace - modulating, high-efficiency natural gas furnace for preheating outdoor air provided to each zone.


Primary cooling and heating are provided via high-efficiency Water-Source Heat Pumps which allow for smaller zones, individual zone control, and higher operating efficiencies / lower operating costs.


Closed-loop condenser water system allows for energy transfer / sharing between interior and exterior zones and/or between zones with different exterior exposures, without the need to utilize cooling tower or boiler energy.


Variable speed cooling towers fans and condenser water pumps allow for system operation at efficient operating points, further minimizing overall energy consumption.


Building Automation System monitors and controls all mechanical systems to ensure occupant comfort and adequate ventilation, while monitoring and reducing energy usage via scheduling, night-setbacks, etc.


Mechanical Equipment Details & Redundancies:

  • Three (3) Evapco ESWA Closed Circuit Coolers with total capacity of 13,200 MBH, sized for N+1 redundancy
  • Three (3) 1,200 GPM condenser water pumps, sized for N+1 redundancy
  • 2,400 GPM condenser water loop for closed-loop recirculation of building energy, with 12-inch risers in reverse-return configuration
  • 2,600 MBH boiler for condenser water system
  • Over One Hundred Water Source Heat Pumps (WSHPs) with ECM fan motors
  • 20,000 CFM Dedicated Outdoor Air System (DOAS) with variable speed fans, 1,000 MBH DX cooling, 1,200 MBH natural gas furnaces, modulating compressors, and modulating hot gas reheat
  • 7,100 CFM Dedicated Outdoor Air System (DOAS) with variable speed fans, 300 MBH DX cooling, 300 MBH natural gas furnaces, modulating compressors, and modulating hot gas reheat
  • PGW natural gas service with 7,000 CFH natural gas booster skid
  • Tridium-based Honeywell Building Automation System
